Project Description
New Epping is a new community in Melbourne's north that will deliver a 51-hectare mixed-use development providing health, commercial and residential precincts, and a rejuvenated environmental corridor. Our Stage 1 Residences will provide 151 social housing apartments across three buildings interlinked through a common garden podium.
This benchmark project for the development realises value from a site with geotechnical challenges. After significant investment in rehabilitation, the former quarry site will be reimagined as a substantial employment and residential precinct anchored with high quality open space, wetlands and a revegetated Edgars Creek that will become a central ecological feature for the broader precinct.
In addition to a substantial social housing offer to be operated by Haven Home Safe, New Epping – Stage 1 Residences will also deliver a generous public open space to the north of the development. This will provide an important, high amenity pedestrian linkage that will connect expanding employment, health, retail conveniences and recreational uses across the broader municipality.
The mix of one- and two-bedroom apartments are all designed to Liveable Housing Association guidelines, with the majority of apartments achieving Gold standard. Achieving these standards will support residents with a range of accessibility needs and enable apartments to be easily adjusted to suit evolving accessibility requirements.
A focus on creating a cost effective yet enduring, low maintenance and resource efficient development was central to the development of designs. The gas-free development achieves an average of 8-star NatHERS rating across its apartments, and a significant rooftop solar farm will help to offset grid-sourced power.
